Residential Building ConstructionStudents will study frame building construction and inspection methods, and will undertake site inspections of fee simple and strata frame construction. They will identify problems related to poor building design, poor construction or age; the degree of seriousness; and cost of remedies.

Property Management - ResidentialStudents will learn the principles and practices of residential property management, with a focus on rental and condominium management, particularly as applied in British Columbia. They will investigate the knowledge, communication skills, and technical expertise required of property managers to generate the greatest possible net income for the owners of investment properties.

IC & I Property ManagementStudents will examine the scope of the management of Industrial, Commercial & Investment (IC&I) real estate, including commercial properties and shopping centres. They will study property and asset management as it relates to using and investing in IC&I properties.

Real Property LawStudents will study the Canadian legal system and contract law as it applies to real property, including: issues of condominium law, estates, and interests in land and title registration. They will explore issues of professional standards under the Real Estate Act., ethical theories and professional practice.

Real Estate Finance in a Canadian ContextStudents will apply the principles of real estate financial analysis to a variety of topics including: residential and commercial loan underwriting, loan refinancing and creative real estate financing methods, development financing, participation mortgages, and implementation and enforcement of mortgages.

Real Estate Investment AnalysisStudents will learn the concepts and techniques of appraising the value of real estate and the processes of investment analysis and decision making.

Commercial Building ConstructionStudents will undertake a site inspection of commercial premises. Topics include area measurement for leasehold; heating, ventilating and air conditioning systems (HVAC); built forms; and the administrative systems and checklists used in building inspection. Students will also discuss construction methods, identification of structural and maintenance problems, and the use of professional consultants such as engineers and architects in developing maintenance and repair specifications and budgets.

Urban InfrastructureStudents will learn about developing an infrastructure plan, including financial requirements, operations, maintenance, and administration. They will also learn about servicing policies in land subdivision.

Insurance & Risk ManagementStudents will review the history of insurance in Canada in the context of real property and the risk management of potential loss and insurance claims. Topics include insurance underwriting, statutory conditions, reinsurance, co-insurance, and various types of policies.

Introduction to Real Estate AppraisalStudents will learn the three approaches to estimating value: cost, market and income. They will focus on estimating values of single family residential and small multi-family residential complexes, following the principles and techniques of dealing with real property values.

Land and use RegulationStudents will learn concepts of sovereignty and land ownership in the Canadian legislative and regulatory contxt. As well, they will review issues of private ownership but public control.
REST 2403 cr-3
Real Estate DevelopmentStudents will study about the economic and political forces influencing real estate development and the governmental and institutional roles in land development. They will gain an overview of a development project from the idea to the cursory feasibility, land acquisition decision, construction, and marketing phases.
REST 2404 cr-3
Real Estate Feasibility StudiesThe students will develop a feasibility study for a selected parcel of land. They will collect data, determine market and project risk factors and will conduct a sensitivity analysis of issues relating to project viability.
